My wife and I live in Northern California, we have been looking for investment property here for months but we were priced out of the market by the very high prices here.

One Saturday we were listening to talk radio and heard a lady talking about investing in the Dallas area. She talked about the low prices and having a positive cash flow with as little as 5% down. We went to her website and this is where we found out about Jason and Melissa Cox and their team.

We contacted Melissa and Jason; within a few hours they had emailed us pictures of a house that was just built and ready for an investor. We sent then the good faith deposit check and started the loan process without seeing the house in person. About 2 weeks later we flew down to Dallas for the first time to see the house we were purchasing and to meet with Jason and Melissa. Everything we heard about the friendly people in the Dallas area, the low prices of houses and high rent were all true. That weekend we spent with Jason and Melissa went so well and we felt so confident in the Dallas area investment market and job market that we purchased a second house to be built. We were very surprised to see how many Californians had purchased not only investment property but have moved to the sub division we bought in for a better and much more relaxed life.

During our trip to the Dallas area we also met with Amie, the property Management person who works with Jason and Melissa. We talked about the rent we could get and the kind of people we would be renting to. Within 4 days of listing our house for rent, Amie found us perfect tenants and we got the rental price and 1year lease we were looking for. We only put 5% down on our property and are still getting a positive cash flow every month along with the appreciation. In our town in Northern California to receive the kind of rent we are receiving and a positive cash flow every month, we would have had to purchase a house for around $400,000 and put at least 20% down.

My Wife and I are so happy with our investments and seeing how great the job market is in Dallas that we are planning to move to the Dallas area once our other house is built.

Not having any idea what real estate investment is all about, I contacted a friend who recommended that I get in touch with Melissa Cox. Next thing I know, I'm getting tons of property listings from Jason and in a matter of about a month I'm signing escrow papers. I'm not a compulsive person by any means, but it was one of those instances where "my gut feeling was that I couldn't pass it up" and I know it wasn't just pure luck on my side. Jason and Melissa were there every step of the way, from the lender they recommended and potential property manager -- they did all the hard work for me and made my "dream" of owning a home possible. It sounds incredible since I bought the place without ever visiting Texas!! Melissa was very professional as was everyone I dealt with personally. I think you have to have a certain amout of trust in someone, be able to take the risk, and have a positive attitude about the whole experience to truly have some piece of mind with such a purchase. Everything sort of fell into place: I had renters already set to move-in and finally flew over from California to Texas to visit with eveyone involved. I would definitely work with Melissa, Jason, and their crew again!
